Empire City Refi Deal Nets Yonkers $1.6 Million




YONKERS --The Yonkers Industrial Development Agency (YIDA) announced on Aug. 13 that the City of Yonkers will receive $3.673 million from Empire City Casino at Yonkers Raceway as part of a refinancing package approved by the agency.
Seeking to take advantage of current low interest rates, Empire City is refinancing its $325 million overall debt, including its most recent $40-million expansion, which includes a modern 35,000 square-foot gaming floor and two new restaurants, Dan Rooney’s Café and Bar and Pinch. The expansion created 100 construction jobs and 200 permanent casino jobs.
Under the plan approved by the YIDA, Empire City Casino will pay $523,000 in previously-agreed upon sales tax reimbursements, $3 million in additional payments to be paid to the city’s general fund over two years, $500,000 to the YIDA for economic development efforts, and up to $150,000 in materials or cash for improvements ...

With today’s computer technology, it is quite easy for a tenant to fake a credit report. Anyone can get a free copy of their own credit report online and make a few “modifications” on it before printing it out and presenting it to an innocent, unsuspecting and impressed landlord.
 

The Old "Totally Fake Identity" Trick with great credit report: 
Fake IDs are sold to under aged kids who want to get into bars all over the country. It is easy enough for a con-man tenant to get a fake ID to match his friend’s or relative’s credit report and present him/herself as that person. It is a good idea to check IDs carefully and verify as much information in that person’s name as possible.

You sold your former home in a short sale, and now you need a new home. You may not know whether you can buy or if you should just plan to rent for several months until you can qualify for a new home loan. You might also be worried that the circumstances that forced you to have to sell your home in a short sale might disqualify you for a new home loan now. Fortunately, if you experienced certain circumstances, the short sale doesn't have to mean you're unable to obtain a loan for another home, because FHA will offer a loan sooner than it used to: On Foreclosed or Short Sale.

Good News for Landlords With 6 Units and More!

At a recent meeting held in June, 2013 the Board decided that there will be 3% increase for a One (1) year lease term and 4% increase for a two (2) year lease term for leases renewed between October 1, 2013 and September 30, 2014. Please note a minimum increase of $15.00 per month for a one (1) year lease term and $20.00 per month for a two (2) year lease term will be imposed. A landlord's failure to timely file a current apartment registration with DHCR bars the collection of any guidelines increase.
