Have you ever had a tenant leave in the middle of the night or the middle of an eviction? Did you ever wonder what to do?
Basically when a tenant abandons the property, you do not need to file an eviction or wait for the sheriff. You can change the locks. As for the tenant's stuff, in most states you can simply toss it. You should check your state or local law to see what your legal obligation is to store the items for the tenant.
If you are not certain whether the tenant has abandoned the property, you should not change the locks. If you have the keys, you could enter the premises, but KNOCK FIRST. Whether or not the tenant has abandoned is often a judgment call, looking at a combination of factors, such as:
Did the neighbors see them move?
Are the utilities shut off?
Did the tenant put in a change of address at the post office?
Is there any significant furniture left?

In a recent press release, Zillow stated that the affordability of the nation’s rental inventory is currently much worse than affordability of the country’s home sale inventory. The release revealed two things:
Nationally, renters signing a lease at the end of the second quarter paid 29.5% of their income to rent
U.S. home buyers at the end of the second quarter could expect to pay 15.3% of their incomes to a mortgage on the typical home
Furthermore, renters pay more than the average of 24.9% that was paid in the pre-bubble period while buyers actually pay far less than the 22.1% share homeowners devoted to mortgages in the pre-bubble days.

WHITE PLAINS, N.Y. -- Motorists are advised that the ongoing bridge work will close the northbound Bronx River Parkway between Tuesday, Aug. 26, through Thursday, Aug. 28, from 9:30 a.m.-3:30 p.m. from the Sprain Brook Parkway in Yonkers to the Westchester County Center (Exit 22) in White Plains.
All northbound Bronx River Parkway traffic in Yonkers will be detoured onto the Sprain Brook Parkway, then to Central Park Avenue (NY 100) to White Plains.
Local traffic will have access to the northbound Bronx River Parkway at the following locations (between the Sprain Brook Parkway and Harney Road): Paxton Avenue, Elm Street, Scarsdale Road, Thompson Street and Leewood Drive.
Local northbound parkway traffic will be detoured at Harney Road to Scarsdale Avenue and East Parkway and re-entering the northbound parkway at Crane Road.
Northbound parkway will be open to traffic at Crane Road and all points north.
